Issue for Consideration:
Proposed conditional use permit for TM# 0013-00-015.00 for a proposed automated car wash and vacuum stall facility. Use would replace the existing Gate gas station and associated convenience store and accessory car wash.
Points to Consider:
The proposed Tidal Wave Auto Spa is required to obtain a conditional use permit even though it is replacing an existing minor maintenance and repair use. This is because the existing Gate Station was approved under a prior UDO that did not require a conditional use permit. If the Gate Station was approved under the newer UDO which requires a conditional use, the proposed autospa would not need to go through the conditional use process.
The proposed autospa is removing an access point off 521, decreasing the total impervious surface area of the site, and removing a gas station off the 521 corridor which has been a point of emphases for Council.
Recommendation:
Staff recommends approval of the Conditional Use Permit for the Tidal Wave Auto Spa.
