Application by Carlos Sanchez to rezone 2.56 acres located at the intersection of Reid Point and Country Acres Road (TM# 0006-00-072.04) from Urban Residential (UR)  to Medium Density Residential (MDR), in order to develop for single-family residential use.

The applicant has requested to rezone a 2.56-acre property at the intersection of Reid Point and Country Acres Road, Indian Land. The intent is to develop the property as residential.

 

The main discussion point for the proposal was how the density between the Urban Residential Zoning District and Medium Density Residential Zoning District differs. The maximum density for Urban Residential is 4 dwelling units per acre. The maximum dwelling units per acre in Medium Density Residential is 2.5 dwelling units per acre. 

 

Staff was able to explain to the Planning Commission that the minimum developable size for an Urban Residential parcel is 25 acres, making it unbuildable with its 2.56 acre size.

Recommendation:

At the Planning Commissions May Regular Meeting, the proposal received a unanimous recommendation for approval. Staff also recommended approval.
