Approval of Application by Mason McClure and Hecks LLC and John Hecimovich for a Conditional Use permit for Vehicle Services: Major Repair/Bodywork (body shop/collision center) on 1.73 acres at and adjacent to 9868 Harrisburg Road (TM# 0005-00-100.05 and 0005-00-100.06).

Previous use was considered a minor maintenance and repair facility according to the Unified Development Ordinance. Current proposal considered a major maintenance and repair facility.

 

The site will have to be brought up to the current UDO requirements.

The proposed Vehicle Services- Major Repair/Body Work use falls under the CORE MIXED USE future land use category. The Core Mixed Use category is intended to facilitate the ongoing development of the primary urban centers in the Panhandle. These areas should accommodate a wide range of higher density housing, as well as major commercial and mixed-use developments. These areas should help to support a transition to a more “urban” environment over time, with improved transportation connections, greater walkability, and more amenities for residents.

Submitted Conditional Use (CU) plan has outstanding comments from the Technical Review Committee (TRC).

Recommendation:

Planning Commission at their June regular meeting voted 3-1 for a recommendation of approval with the condition that all outstanding TRC comments are resolved within 60 days. Concerns the commission discussed included the site potentially becoming an eyesore and feeling out of place with the surrounding community. 

 

Staff recommended denial due to outstanding TRC comments.
