Council Action Requested:

Application by Doug Baumgartner for YDG Doby’s Bridge Land LLC to rezone two parcels totaling 2.349 acres  (TM 0013-00-018.09 & 0013-00-018.10) located on World Reach Drive, from General Business (GB) to Regional Business (RB) district, to allow appropriate commercial development uses.

Points to Consider:

The existing Arches project site is currently zoned Regional Business, this rezoning would bring the subject parcels into conformity with the rest of the project. 

 

The proposed Regional Business zoning is directly adjacent to the subject parcels. 

 

Regional Business Zoning allows for more regional scale uses to take place within a parcel. The two parcels being considered for a rezoning are too small to use by themselves. The applicant has stated these parcels will be recombined with adjacent parcels for future development.

The Planning Commissions motion to approve failed with a tied vote of 2-2

Concerns from the Planning Commission included the following:

  • Concerned  of not knowing the specific intended uses of the outparcels
  • Concerned of the potential traffic that could be generated by this zoning change

 

Staff recommended approval.
