Application by Curative Professional LLC on behalf of owners James & Yen Ngo to rezone 3.63 acres located at Lodge Road (TM # 0008-00-0069.07) from Low Density Residential (LDR) to General Business (GB) district, to allow development of medical offices, daycare and general commercial uses, in conjunction with adjacent parcel 0008-00-0067.00 (9.38 acres already zoned GB)

Points to Consider:
  • The property proposed for rezoning represents 1/4 of a larger development of medical offices and associated businesses that is planned for the area and located across the highway from the MUSC project currently under design.
  • The applicants have indicated that the subject parcel is primarily to be used for satisfying stormwater/BMP requirements for the development. 
  • The applicants plan to improve Lodge Rd as part of the project.


Funding and Liability Factors:

Guidance for zoning practices regarding medical facilities indicates that medical facilities are improved and supported by allowing like uses nearby, including the uses that are proposed by the applicant in their overall design.



Recommendation:

Staff continues to support the rezoning proposal.

 

The Planning Commission unanimously recommended denial based on concerns regarding additional traffic.
